With two-thirds of the ski season left to go, Telluride appears to be well positioned for another great year.
“While we are all enjoying velocity on the slopes and the regional momentum recent snows in Telluride have provided, I want to shift the focus (for just a moment) to the concept of velocity within the Telluride real estate market. Also known as ‘absorption rate,’ velocity refers to the rate at which properties are sold or how long they are listed for sale before being sold. Velocity is a leading indicator of the health of any given real estate market. Based on the rate of sale in both Telluride and Mountain Village, the region is looking strong.”

In the Town of Telluride the absorption rate for homes was 25 months in 2016; only 15 months in 2017. For condos, the rate was 12 months in 2016; only 8 months in 2017.
For Mountain Village, the absorption rate for homes was 36 months in 2016; only 27 months in 2017. For condos, the rate was 21 months in 2016; only 11 months in 2017.

Born and raised in Minnesota, Robert Stenhammer holds a BA in business and an MBA in hospitality and tourism. He has enjoyed a 20+-year career in luxury resort management and been a licensed real estate broker since 2009. Specifically, his expertise encompasses real estate, hotels, vacation rentals, resort management, community relations, government affairs, and destination marketing.

In his former duties as executive vice-president for Telluride Ski & Golf Resort, Robert Stenhammer was responsible for hotel and vacation rental resort lodging, Mountain Village retail operations, golf course operations, the Telluride Conference Center, Telluride Concierge Luxury Transport, and the exclusive Telluride Ski and Golf private members club.
